Getting your Florida real estate license is the first step toward a rewarding career. Whether you are starting new or changing careers, this guide will help you get licensed. It shows you how to work in one of the busiest housing markets in the country.
What Is a Florida Real Estate License?
A Florida real estate license lets you help clients buy, sell, lease, or manage homes and businesses in the state. Without a license, you cannot earn commissions or represent clients.
Who Needs One?
You need a Florida real estate license if you plan to:
- Work as a real estate sales associate
- Join a brokerage to assist with real estate transactions
- Manage rental properties on behalf of others (in some cases)
Step-by-Step: How to Get Your Florida Real Estate License
1. Meet the Basic Requirements
Before you apply, make sure you:
-
- Are at least 18 years old
- Have a high school diploma or GED
- Possess a U.S. Social Security number
2. Complete the 63-Hour Pre-License Course
You must take a state-approved 63-hour course that covers real estate law, principles, practices, and more. LEAP Academy offers this course online with flexible access and instructor support.
3. Pass the Course Final Exam
After completing the course, you must pass a proctored exam with a minimum score of 70%. You’ll then receive a completion certificate to submit with your license application.
4. Submit Your Application to the DBPR
Apply for your license through Florida’s Department of Business and Professional Regulation (DBPR). You’ll need to:
-
- Submit your course certificate
- Undergo a background check and fingerprinting
- Pay the application fee (currently around $83.75)
5. Schedule and Pass the State Exam
Once your application is approved, you’ll take the Florida Real Estate Sales Associate Exam through Pearson VUE. It includes 100 multiple-choice questions, and you need at least 75% to pass.
6. Choose a Sponsoring Broker
You must work under a licensed real estate broker in Florida to activate your license. Choose a brokerage that aligns with your goals—whether that’s residential, commercial, or luxury real estate.
7. Activate Your License
Once you’ve found a broker, they will help you activate your license through the DBPR portal. At this point, you are officially licensed and ready to work.
Post-License Education Requirements
Within the first renewal period (usually 18–24 months), you must complete a 45-hour post-license course. If you don’t, your license will become null and void. LEAP Academy offers this course to help you meet your deadline and stay compliant.
Continuing Education for Long-Term Success
Every two years after your first renewal, you must complete 14 hours of continuing education. CE helps you:
- Stay updated on real estate laws
- Learn new strategies for marketing and negotiations
- Maintain your active license status
