Certified Valuation Expert Training for New REALTORS®

Certified Valuation Expert Training for New REALTORS®

Certified Valuation Expert training may not be the first course a new REALTOR® considers after getting licensed. Most new agents are focused on finding clients, learning how contracts work, and understanding what happens during a real estate transaction.

But there is another skill worth developing early: knowing how to evaluate property values.

Sooner or later, a buyer will ask whether a home is overpriced. A seller will want to know how much their property could sell for. An investor may ask you to compare several properties before making an offer.

These conversations become easier when you understand the numbers behind property pricing.

Why Property Valuation Matters for New Agents

When you are new to real estate, it is easy to rely on the asking prices of nearby homes. However, asking prices do not always reflect what buyers are actually paying.

Imagine you are helping a buyer look at a home listed for $425,000. Several nearby properties are listed at similar prices, but recent closed sales suggest a different picture.

How would you explain that to your client?

You need to know which properties are appropriate comparisons, how their features differ, and whether current market conditions support the asking price.

Learning these skills early can help you have more informed conversations with buyers and sellers.

What Do You Learn in CVE Training?

The Certified Valuation Expert (CVE) course focuses on property valuation and Broker Price Opinions, commonly called BPOs.

A BPO is an estimate of a property’s probable selling price prepared by a real estate professional.

Preparing one involves researching comparable properties, reviewing market activity, and considering factors that may affect value.

For a newer REALTOR®, learning this process can provide a more structured way to approach property research.

Instead of simply selecting a few nearby sales, you begin asking better questions.

  • Are the properties similar in size and condition?
  • How recently did they sell?
  • Are there important differences in location or features?

Those details can make a significant difference in a valuation.

Can CVE Training Help With Listings?

Yes, valuation knowledge can be particularly useful when preparing for listing appointments.

Sellers often have a price in mind before speaking with an agent. They may have checked an online estimate or compared their home with a neighbor’s property.

Your responsibility is to provide a thoughtful analysis based on relevant market information.

For example, a seller might expect $500,000 because another home nearby is listed at that price.

But if that property has been sitting on the market for several months, its asking price may not be the best indication of market value.

Understanding comparable sales and market conditions helps you explain your pricing recommendations.

You may still have disagreements with sellers, but you will be better prepared to discuss the research behind your opinion.

What About Working With Buyers?

Buyers also benefit when their agent understands property values.

A buyer might find a house they love and ask whether they should offer the full asking price.

Before discussing an offer strategy, you can review comparable sales, current competition, and the property’s condition.

You should also consider your client’s goals and the terms of the transaction.

Valuation training does not tell you exactly what someone should offer. It helps you provide market information that supports their decision.

For newer agents, developing this habit can be useful across many different transactions.

Can New REALTORS® Earn Money Preparing BPOs?

Some real estate professionals pursue BPO assignments as a potential source of additional income.

Organizations may request property price opinions for certain valuation or asset management purposes.

However, completing a CVE course does not automatically qualify an agent for every assignment.

Companies may have their own experience requirements, and opportunities can vary.

Florida agents must also comply with applicable licensing laws and brokerage policies. Compensation for real estate services must be handled appropriately through the broker.

You can review the relevant rules in Chapter 475 of the Florida Statutes.

A CVE certification does not grant a Florida appraiser license, and a BPO cannot replace an appraisal when a licensed appraisal is required.

For a new agent, BPO training is best viewed as a way to develop valuation skills first, with possible business opportunities depending on experience and eligibility.

Should You Take CVE Training Right After Getting Licensed?

That depends on where you are in your career. If you are still learning basic contracts, brokerage procedures, and how to manage your first transaction, those responsibilities should remain a priority.

However, if you want to become more comfortable with property pricing, CVE training may be a useful addition to your education.

It can be especially relevant if you plan to work with sellers, investors, or clients who frequently ask detailed questions about market value.

You do not need to wait until you have handled dozens of transactions to begin improving your research skills.

At the same time, taking a course does not replace the experience you gain from working with clients and learning from your broker.

The two can complement each other.

Build Your Knowledge of the Orlando Market

Valuation skills become more useful when you combine them with local market knowledge.

Orlando and the surrounding Central Florida communities have different property types, price ranges, and market conditions.

Spend time reviewing closed sales, visiting properties, and comparing homes in different neighborhoods.

The Orlando Regional REALTOR® Association provides housing market information that can help agents follow local trends.

Ask experienced agents in your brokerage how they approach pricing research and what they look for when selecting comparable properties.

The more properties you study, the more comfortable you may become recognizing meaningful differences.
